Manufactured homes are allowed in the City of Sioux Falls in licensed manufactured home parks or in the MH-Residential Zoning district. Prior to delivery of the manufactured home, the owner of the home should contact the Zoning Office for placement requirements.

Owners of manufactured home have responsibilities even when their homes are within a licensed manufactured home park. The responsibilities of a park occupant include maintaining the manufactured home space/lot and assuring that the home’s facilities and equipment are in good repair. Manufactured homes that are not owner occupied and rented must register the dwelling as a rental property.

What needs a permit in a manufactured home park?

New Manufactured Home placements, decks, sheds, garages, paving, fences, pools, and covered structures such as carports all require permits. Decks and covered decks cannot be attached to the home itself. Structures must be 4’ from any neighboring structure.

Can I build a garage in a manufactured home park?

Yes, if the structure is larger then 200 ft2 then the permit must be applied for by a licensed contractor or representative of the park. Garages cannot be deeper than 28’ feet and must be setback 20’ from the back of curb. Garages also cannot be closer then 10’ from any neighboring structure.
